Picking a Real Estate Agent

The ideal agent is not always the one with the most sales under his or her belt, or the most years on the job. The ideal agent is one who listens to you, is easy to get along with, and has the tools and skills to address your unique situation.

Every home buyer is different. Some have credit issues. Some are buying from out of state. Some need help selling their current home in addition to buying a new one. Just as buyers have different needs; real estate agents have different skills and specialties.

Here’s how to find the agent who’s right for you:

1. Check out Directories Real Estate Agents & Brokers Directory services are a great place to start your search.

2. Talk to multiple agents. I once saw a statistic that 84% of home buyers choose the first real estate agent they contact. This means one of two things. Either most people are choosing wisely the first time, or they’re just rushing into things without shopping around; probably a little of both. You don’t have to exhaust yourself interviewing agent after agent, but at least talk with two or three to see who you’re most comfortable with (which leads to the next point).

3. Consider the ‘feel’. Professional expertise is an important criterion when choosing a real estate agent. But interpersonal skills are equally important. After all, you’ll be working with this person anywhere from 2 to 12 months, so it helps to get along with them. We all have unique personalities, and that’s the way it should be. When working with someone professionally, it helps if their personality “meshes” well with your own.

4. Ask how they search for homes. When deciding on a real estate agent, ask how they search for homes. Some agents have their own preferred listings that they favor. But you want what’s best for you, not what’s best for your agent. You’re paying them, right? So make sure the agent is willing to search high and low to find the best home for you. That includes using the Multiple Listing Service (MLS) as well as their own personal network.

5. Read paperwork carefully. This advice is heavily used for a reason. It’s critical that you examine all documents during the home buying process, and that includes your agent agreement. At some point during the relationship, your agent will probably ask you to sign an agent agreement. Basically, it just means that if the agent shows you a particular property, your purchase of the property should be credited to that agent. In most cases it’s a simple, just be sure to read it carefully and ask questions.

6. Ask friends and family for agent referrals. Nobody knows you as well as your friends and family do. So they’re often in the best position to recommend an agent who is well-suited for your needs. You can also trust a referral from friends or family more than one that comes from a stranger.

We like to play kids games with our children. It can be a bit painful to move those plastic men around the board, but its great being with the kids. Kids games can be a lot of fun and it’s not rotting anybody’s brain. Unlike computer games there is also a strong social aspect to sitting down with friends and playing a fun game.

One popular kids game is the collectible card game. Where the play and collectability of a collectible card game focuses on the characters and a complete deck and everyone has access to the same cards they can test their skill rather than their budget. Most parents don’t have hundreds of trading cards to select from and even if they did probably wouldn’t know which ones to use.

There are a lot of other options for games for kids. There are the usual board games that we have all played from the time we were kids. There are also role playing games, word games, and for the bigger kids - strategy games. Trading cards have become a popular hobby for kids young and not so young.

However, some of the most prominent games that involve trading cards can be very hard to learn. One of the downsides of a trading card game created this way is that kids can buy themselves into an unfair advantage - affecting game balance and putting new players at a disadvantage; for parents, purchasing hundreds of bad cards to get a few good ones could be a real burden.

Using the Right Methods for Flipping Houses and Assigning Real Estate

There are various meanings that people mention for flipping. Some refer to it as actually paying for a property, then quickly rehabbing it to resell it. This is an option you can implement but there are also many financial risks that can be a problem, particularly in down or lagging real estate markets.

When we discuss flipping, we are talking about tying up houses cost effectively and then assigning (or flipping) them to another buyer for a quick profit. While we mention real estate wholesaling, we are basically talking about finding houses inexpensively and assigning them at a discount to another person or rehabber; thus the term wholesale. For more clarification on terminology, when you assign a house to another individual, this just means you are giving the right to them to purchase the property directly from the seller.

Hi Folks!

What is coming out to be a behavioral pattern on my part, I sleep late and still get up early with only the occasional yawn and eye-rubbing rituals. I clean up, struggle into my clothes, made sure my socks are matched, and head out the door.

What I Learned During the Webinar

The webinar was a short 2.5 hours, but it left me with a lot information to digest!

One thing’s for sure: I’m gonna throw myself into Youtube!

Don’t get me wrong. Video is absolutely new territory for me. And after publishing my goals for the next 365 days in my previous post, I’m going to make an adjustment and include video into my online marketing repertoire! Maria and Alex simply convinced me it is so crucial to my marketing campaign!

Video marketing is a part of internet marketing that you simply cannot ignore. Any IM worth his salt IS on video. Name any guru off the top of your head: Mike Filsaime, Michael Cheney, Jason James, and they have used video to devastating effect.

I remember the time before I signed up with Alex’s Coaching Program. I watched his video presentation for a week because I wanted to fully understand him. I was qualifying him to see if he was worth the money I’m going to pay for his experience.

I was hooked.

Another reason to make sure you can cancel is that some brokers will ask for an insertion order of $5000 and if you can’t cancel you’ll find yourself getting burnt. When contacting brokers make sure you find these details out and if you are asked for an full upfront payment avoid them.
